SUMMARYCoordinate the tasks needed to maintain the buildings and grounds in a state of good repair, cleanliness and attractive appearance.
ESSENTIAL JOB RESPONSIBILITIES1.
Establish and carry out a preventive maintenance program.
2.
Develop and recommend policies and procedures for proper maintenance of the buildings, grounds, and equipment.
3.
Coordinate and assign work to staff involved in environmental services.
4.
Requisition supplies needed within the annual budget.
Request prior approval for items rarely purchased.
5.
Maintain neat, clean interiors and exteriors of the buildings.
6.
Ensure that sidewalks and driveway are swept clean and free from rubbish and debris.
7.
Ensure that roads are plowed in winter, driveways and walks cleared of snow and walks salted to prevent icing.
8.
Ensure safe and proper storage of cleaning supplies, chemicals, tools and equipment.
9.
Participate in tasks needed to maintain buildings and grounds.
10.
Participate in performance evaluations and disciplinary action required for Environmental Services staff.
11.
Report concerns about residents' well-being to Case Manager or Administrator.
12.
Repair equipment or requisition needed services to repair equipment.
13.
Check daily for work requests of staff and residents.
14.
Perform handyman tasks for residents.
15.
Maintain an accurate ledger of repairs and services provided and submit to the office by the designated date each month.
16.
Ensure proper removal and disposal of trash.
17.
Assist with room setup and cleanup for special events.
18.
Inspect buildings and grounds weekly and repair items identified as needing repair; replace light bulbs.
19.
Inspect emergency lighting, smoke detectors, fire extinguishers, sprinklers and ducts as required by New York City Code.
20.
Carry out other duties as assigned by supervisor.

Function and operation of kitchen appliances, office equipment, maintenance equipment and grounds equipment, with the ability to do minor repairs.

Understanding of and ability to repair minor plumbing, carpentry and electrical problems.

Maintain OSHA-MSDS sheets and procedures WORKING CONDITIONS1.
Heated/Air-conditioned, well lit facility with minimal barriers2.
Outdoor responsibilities in winter and summer3.
Lifting, pushing or pulling up to 50 lbs.

Bending, kneeling or climbing ladders to perform maintenance and housekeeping tasks5.

Residents always come first, and their needs will be met unless there is a conflict with the needs of others or the organization as a whole.

Neat appearance, adherence to the dress code and good personal hygiene are expected.

Must be available for all training and in-service sessions.

May be expected to perform tasks that are not included in this position description, but which may be assigned time permitting.
